The Landmark's Unfinished Half Is Finally Under Construction

October 8, 2026

"I've been very impressed with the response from Greenwood Village," Scott Sinelli told The Denver Gazette in early June. "They have offered to help in any way they can." Sinelli is managing director of The Village at Landmark. At the time, his crews were preparing a 13-acre site on East Berry Avenue, across from The Landmark's condo towers.

That land has been empty for so long that it can look like a planned buffer between the entertainment district and the office parks to the south. It was never planned that way. The Landmark was supposed to keep growing, and the 2008 crash stopped it partway through. This year, two projects started moving at its edges. Century Communities broke ground on the Berry Avenue parcel on June 4, 2026. Then on September 14, Greenwood Village City Council unanimously approved a new restaurant for 5390 Greenwood Plaza Boulevard.

What the plan looked like before it stopped

The Gazette's account of the site explains the empty acreage. Heading into 2008, The Landmark's developer, Zack Davidson, had a higher-density multifamily project lined up for the Berry Avenue parcel. He marketed it as an Italianate village expansion of the larger Landmark project. An information center on the site took pre-sales. The project still fell apart before construction began.

The timing explains why the district looks the way it does. When the market broke, the two condo towers and the commercial space around them were still being finished. The towers sold out. The theater, shops, and dining spaces had trouble filling for years afterward. The core eventually recovered. The Gazette now describes Landmark's amenities as largely filled out with popular attractions. The land around it stayed empty.

It stayed empty even though it sits close to I-25 and light rail. The Gazette reports that several redevelopment plans for the area stalled over the years. They were caught between pressure for denser, transit-oriented housing and residents' concerns about traffic and infrastructure. What finally moved forward is a lower-density plan than the one that failed. The site has 90 detached homes behind a gate, with brick-and-stone architecture designed by Godden Sudik Architects. The paper calls it one of very few single-family projects to appear along the south I-25 corridor in the past decade.

The spring 2027 date is a projection the builder published in June, so it is not a fixed schedule. Century said at the time that earthwork was already underway and that model homes would start going up later in 2026.

The restaurant coming to Greenwood Plaza Boulevard

The second project brings a name already known in the south metro. Brinkerhoff Landmark will be a 9,800-square-foot restaurant at 5390 Greenwood Plaza Boulevard. The site plan approved by council includes a valet drop-off, 39 on-site parking spaces, and a solar canopy expected to supply about 15 percent of the restaurant's power. The approval also included an exception for discontinued light fixtures.

BusinessDen says the address is a second location of The Brinkerhoff. The original is at 6373 Promenade Parkway in Castle Rock. Its menu is Mexico City-inspired Mexican steakhouse food alongside sushi, cooked in an open kitchen. Food comes to the table family-style, and the menu features prime steaks, sushi, fresh bread, and cocktails. The Castle Rock restaurant was set to open in mid-September 2025, and the Town of Castle Rock's development update that month listed it as open. That means the Greenwood Village approval came almost exactly a year after the first location opened.

The Brinkerhoff name shows up on more than one Greenwood Village restaurant, so it helps to know which business is which:

  • Brinkerhoff Hospitality is run by Mark Brinkerhoff and his father, William. As of September 2025, it operated Savina's Mexican Kitchen in downtown Denver and Castle Rock, Sierra Restaurant in Lone Tree, The Brinkerhoff in Castle Rock, and Bar Hummingbird, a cocktail lounge and event venue in Castle Rock.
  • La Loma in Greenwood Village is at 8000 E. Belleview Ave. It is a separate business. The Denver Post reported it under Renée Brinkerhoff's ownership after the family's restaurant businesses were divided.
  • Brinkerhoff Landmark at 5390 Greenwood Plaza Blvd. is the new location of The Brinkerhoff, the Castle Rock steakhouse and sushi concept.

No opening date or opening window has been reported, and there are no details yet on patio or seating. The approved site plan is the most concrete information available.

Who is building out the edges

Neither project comes from out of state. Century Communities, which builds The Village at Landmark, is based in Greenwood Village. Brinkerhoff Hospitality already runs Sierra in Lone Tree and two restaurants in Castle Rock, so it is expanding north along I-25 into the DTC. The district's last dated opening followed a similar pattern on a smaller scale. Catira, a Venezuelan restaurant, opened in April 2025 at 5370 Greenwood Plaza Blvd., Unit 107, in a space that had previously been a restaurant. Catira's address is twenty street numbers from the new Brinkerhoff site.

The new restaurant will join a district that already has a full list of tenants. The Landmark's own dining directory lists Bad Daddy's, Catira, Hapa Sushi, JING, Lila B., Lucy, Monk and Mongoose, Pizza Republica, Slattery's Pub and Grill, Ted's Montana Grill, and Yanni's. The district's site also promotes Comedy Works, Landmark Theatre, Upstairs Circus, and X-Golf, along with fitness and wellness studios that include Pure Barre, Club Pilates, and CycleBar. These listings come from an undated directory, so they reflect the district's own roster, not a verified count of who is open this month. Landmark Theatre at 5415 Landmark Place has six screens, reserved seating, and a full bar and lounge.

What changes on the ground over the next year

The Gazette suggests the Berry Avenue project could matter beyond its own 13 acres. It reports that the council's November approval could be a turning point for the larger area of empty sites and older office parks south of The Landmark. That is a forecast. The near-term changes are more concrete:

  1. This fall and winter: model-home construction on East Berry Avenue, if Century keeps to the timeline it published in June.
  2. Once the restaurant starts building: a 9,800-square-foot structure at 5390 Greenwood Plaza Boulevard with a valet lane and a solar canopy over the parking.
  3. Spring 2027: home sales expected to begin at The Village at Landmark, based on the builder's June projection.

For anyone who wants to try the food before the Greenwood Plaza location opens, the original Brinkerhoff is open now at 6373 Promenade Parkway in Castle Rock.
